Commercial HVAC in Cheektowaga and the Buffalo suburbs

Plaza units, restaurants, salons, professional suites, clinics and light industrial. Maintained on a schedule, with a record kept per unit and the ventilation treated as part of the job rather than an extra.

01

Planned maintenance

Two visits a year on most premises, with fixed content that does not change with who turns up. What you get afterwards is a sheet per unit with the readings on it, a note of what will need doing and roughly when, and a short list of anything that should be done now with a price against it.

Before cooling: coils cleaned inside and out, charge measured against the conditions and the plate rather than topped up on sight, belts and bearings for tension and alignment, the economiser driven through its range, and the condensate pan, trap and drain.

Before heating: combustion tested with an analyser and the readings recorded, flue and combustion air checked including anything a tenant has added since, heat exchanger inspected, controls read against actual trading hours, and filter sizes written down so the next set is right without a tape measure.

A trend, not a stack

Year on year the combustion figures show a heat exchanger going long before it becomes a shutdown. That only works if somebody wrote them down the first time.

The stuck economiser

Silent, invisible from inside, and expensive in both directions — stuck open in January it heats the parking lot, stuck shut in May it runs the compressor on a day when outside air would have done the job for nothing. It is an ordinary repair and it is one of the first things we look at.

02

Extract, and the air that replaces it

This is the same subject as the signature page, at commercial scale, and in a plaza it is worse — because the unit throwing the air out and the appliance that suffers for it are often in different tenancies.

A restaurant or a salon can extract several thousand cubic feet a minute. If nothing is deliberately replacing that air, the whole run of units goes into depression, and then it pulls at every flue in the building.

The symptoms arrive somewhere else: a pilot that will not stay in two doors down, a back door that will not open, a carbon monoxide alarm nobody can explain. It is measurable across a demising line, and measuring it is the only thing that settles who is doing what.

Make-up air is not optional

Where a kitchen has a canopy and no make-up air unit, that is the job — not a bigger fan, and not a longer flue.

03

Plaza units, suites and clinics

Packaged rooftop units along the roof of a suburban plaza in Cheektowaga, with a make-up air unit at one end.

A long narrow unit with a door onto the parking lot is the standard plan around here, and it is a standard problem: freezing at the front, stifling at the back, and one system trying to cover both. The answer is usually about where the air is delivered and what happens at the door, not about a bigger machine.

Suites and clinics where the complaint is stuffiness rather than temperature get the outside air measured, the filtration checked, and the run time looked at — a system that short-cycles hard never ventilates at all. We make no health claims for air cleaning equipment; we will say what a room is getting and what it costs to change it, and leave the clinical judgement to you.

Tagging first

On a new commercial customer the first visit tags and records the equipment — what it is, what it serves, its real age from the serial, and what stops trading if it stops. It is the cheapest thing we do.

Fitting out

Ductwork, diffusers, extract and controls for the layout you are actually building, coordinated with whoever is doing the ceiling rather than after them. Airflows balanced and recorded, controls set to your hours, and the figures handed over with the asset list. A unit nobody commissioned never performs, and nobody finds out for two years.

Before you sign

We will look at the plant in a unit you are considering and tell you its real age and condition. It is a cheap visit and it has changed a negotiation more than once.
